I have applied for permitted development approval to build a brick sun lounge, in the place of an existing conservatory.
The new sun lounge meets all of the criteria set out in the act as a Class A permitted development, however the Local Authority are insisting that planning permission is sought.
Their basis for this is an interpretation that I am replacing / rebuilding an existing building and the application then falls outside of the permitted developmet regulations.
Can anyone advise me if this is correct?

For a normal sized conservatory you do not need planning permission. It is wise, although not legally required, to seek some sort of precedence order from the town hall. The reason for this is when you sell the property any solicitor acting for the buyers will look into any added structures to the building and their legalities etc.

Yes, you are allowed something like 10% floor space extension without permission, however its best to apply for planning permission anyway, as tearing it all down wouldnt be good.

we would like to buy a cottage which is semi detached and overlooking farmland, however the living room is very small, but they do have a conservatory (part brick built) attached to one of the outside walls leading to the garden, I realise we would have to put up an rsj, but would we need planning permission to do the work?…thanks

My house was extended when I bought it and has a raised patio for which there was planning permission. I want to erect a small conservatory (2m by 3.2m), so will I need to seek further planning permission to do this? I got conflicting advice from two different conservatory companies. Thanks.
