		<description>I was told you only need planning permission if you put a radiator in it otherwise it is  not considered a living area because you cant use it all year round.
We use a plug in radiator.
I think you need building regs though.
Ring and ask the planning office.</description>

# A terraced property can add up to 50 cubic metres or 10% of the un-extended house volume up to a maximum of 115 cubic metres
